It’s important to understand that each lender has a unique ‘appetite’ or lending profile, some will have more flexibility to consider circumstances outside of their normal policy. Other lenders simply will not. Having the experience to understand this and the relationships to challenge lenders is invaluable. We are working hard behind the scenes before even recommending your mortgage, ensuring you have the best chance of success.

Let’s talk about Fees

Most lenders pay a commission to intermediaries, you could speak to your bank directly and some brokers don’t charge a fee. We understand the client experience and are happy to address this head on. So why pay a fee? The value is in the outcome.

Securing a mortgage is not just about submitting an application. It’s about taking the time to extensively research the market, choosing the right product and having a trusted relationship so you can pick up the phone and talk to us whenever you need to.

We charge for our work, with the amount varying depending on the complexity of your situation and the work that’s involved. Our minimum fee is £595 and we can charge up to 2% of the loan amount as a maximum.

There is no fee for an initial consultation. Once we’ve recommended a product and you’re happy to proceed £200 is payable on submission of your application. The remainder of your fee only becomes payable when we deliver on our promise and your mortgage has completed.

Ultimately our business is built on happy clients and representing good value for money is a key part of this. To ensure you’re happy we will talk through your circumstances, be honest and upfront with you on the work that’s involved and agree a figure that fairly represents the time spent to progress your application to completion.
